Scope
This policy applies to all unit owners, residents, contractors, and any other individuals involved in electrical work within the condominium complex.
Responsibilities
Condominium Corporation/Association:
Responsible for the maintenance, repair, and replacement of electrical systems in common areas.
Ensures compliance with all relevant electrical codes and regulations.
Approves all electrical work permits before work commences.
Maintains records of all electrical work performed in the building.
Unit Owners:
Responsible for the maintenance, repair, and replacement of electrical systems within their units.
Must obtain approval from the Condominium Corporation/Association before commencing any electrical work within their units.
Must use licensed and insured electricians for all electrical work.
Responsible for any damages caused by unauthorized or faulty electrical work within their units.
Procedures
Obtaining Approval:
Unit owners must submit a written request for approval to the Condominium Corporation/Association before commencing any electrical work.
The request must include a detailed description of the work to be performed, a timeline, and proof of electrician's license and insurance.
The Condominium Corporation/Association will review the request and issue a written approval or denial within a reasonable timeframe.
Electrical Work Permits:
All electrical work must be performed under a valid electrical work permit issued by the Condominium Corporation/Association.
The permit must be displayed prominently at the work site.
The electrician must notify the Condominium Corporation/Association upon completion of the work for inspection.
Inspections:
The Condominium Corporation/Association may conduct periodic inspections of electrical systems in common areas and units.
Unit owners must grant access for inspection upon reasonable notice.
Any deficiencies found during inspection must be rectified promptly.
Emergency Repairs:
In case of electrical emergencies, unit owners should immediately contact the Condominium Corporation/Association or a licensed electrician.
Emergency repairs may be carried out without prior approval, but the Condominium Corporation/Association must be notified as soon as possible.
Electrical Safety
All electrical work must comply with the latest edition of the Canadian Electrical Code (CEC) and any other applicable local codes and regulations.
All electrical installations must be grounded and protected by circuit breakers or fuses.
Use of extension cords should be limited and only for temporary purposes.
Overloading of electrical outlets is prohibited.
Unit owners should regularly inspect electrical cords and appliances for damage.
Enforcement
